How long will my roofing system last?

Your roofing’s lifespan depends on a number of variables, from the material, design and quality of installation, to the type of climate you live in, and how well maintained you keep your building. However, knowing the average lifespan of your roofing system before installing it will give you a good idea of whether the material you are using is a worthwhile investment, and will allow you to be sure that you are purchasing the right system for the needs of your premises.

Our team here at Protech roofing have compiled a list of the average lifespan for each roofing system we offer.

Flat roofing

Flat roofs have the advantage of cheaper installation costs, and easier access to the roof once it is installed. However, as there is no natural structure to clear debris from the roof, these designs will often require more maintenance, which can mean a shorter lifespan depending on the material used:

Ply – Ply roofing is versatile for use in a range of applications, and has the added benefit of requiring very little maintenance to last a long time. Ply’s typical lifespan is between 10 and 20 years.

EPDM rubber – Rubber roofing may be a more expensive material used for flat roofs, but it’s UV resistance and durability make it a worthwhile investment for a roof that will last for many years. EPDM rubber roofing systems will typically last 40 – 50 years if maintained correctly and consistently.

Pitched roofing

Tiles – concrete tiles have an estimated lifespan of 50 plus years, depending on the mix they are made of. Clay tiles will typically last between 40 – 60 years, whilst slate and concrete last 50 – 100 years.

Slate – Slate not only looks beautiful, but is a durable material that can last for hundreds of years if treated correctly, and were used for the construction of many buildings throughout the early twentieth century. The average lifespan of a quality slate roofing system is approximately 50 to 100 years.

Industrial roofing

Metal – Ranging from copper and aluminum to stainless steel, metal roofing is an ideal system for industrial premises. Each material offers durable and insulating properties, providing a lightweight solution that is resistant to most adverse weather, lasting at least 50 years on average.
